New York-style luxury apartments come to Nationals Park area

The modern glass apartment building at 28 K St. SE in Washington, adjacent to Nationals Park and two blocks from the Navy Yard Metro station and known as One Hill South, has some New York connections.

New York-based architect Morris Adjmi, known for his designs in Tribeca and the Meatpacking district in Manhattan, the Wythe Hotel in Brooklyn and the Atlantic Plumbing and AP2030 residential buildings in the District’s Shaw neighborhood, designed One Hill South’s exterior and unit interiors.

Developed by Related Companies, known for the Time Warner Center and Hudson Yards in New York and Ruben Companies, owners of numerous properties in New York, Boston and the District, the 13-story, 383-unit building will have a doorman, the first residents-only Equinox fitness center in D.C. and in-house, full-service pet amenities.

Other amenities include a full-size indoor basketball court, a private dining room, a billiards room, lounges for entertaining guests, a bistro for residents, conference rooms, business rooms, a playroom, bike storage and parking.

The rooftop includes a swimming pool, hot tub, cabanas, fire pits, grilling areas and views of the Capitol and Nationals Park.

The New York-style amenities come with New York-level prices. Rents range from $2,000 for a 560-square-foot studio to $7,150 for a 1,745-square-foot three-bedroom apartment.

The units will include stainless-steel appliances, quartz counters, a marble backsplash in the kitchen, marble bathrooms and a washer-and-dryer in each unit.

The ground floor will include more than 22,000 square feet of retail space.

The building is expected to achieve LEED Silver certification for green building and energy efficiency. The first residents of One Hill South will move in this month.
